The New York State Division of Housing and Community Renewal played a significant role in bringing McGraw House to reality, and they continue to play an important role in supervising policies and procedures.
Applicants must be at least 62 years of age and income eligible. Minimal monthly rents are required, which may increase according to a person's financial resources. There is a range of rents to meet different income levels and current rent figures are listed below. Utilities are included in the rent. Monthly rents are subject to periodic increases. Although you can request either size apartment, typically studios are rented to single people while couples have priority for our one bedroom apartments. Renting a studio apartment first is the fastest way for single people to move into the building. However, after moving in, single residents can transfer (for a fee) from a studio to a one bedroom apartment.
We currently have a waiting list for apartments. The length of wait varies greatly and is dependent on many factors. We would be happy to schedule an interview and give you a tour of our facilities. Studio (450 sq. ft.) $41,916; 6/1/08 = $43,596; 6/1/09 = $45,360
One bedroom (585 sq. ft.) $52,416; 6/1/08 = $54,516; 6/1/09 = $56,448

Studio rent range: $422 to 499; 6/1/08 = $443 to $519; 6/1/09 = $464 to $540
One bedroom rent range: $528 to 624; 6/1/08 = $552 to $649; 6/1/09 = $576 to $672
Parking fees = $10.50 per month
Residents can supply their own carpeting and/or
air conditioning. If there's an air conditioner, we
charge a monthly utility fee of $10.00 in addition to rent.

Apartment stoves are electric; heat is radiated hot water.
Residents who do not have room in their apartments
for overnight guests can rent our Guest Room for
$55.00 per night, linens included.
Meal Prices
Residents: $7.50 per meal, or Full month meal plan = $180
Guests: Adults = $12.00 Children = $5.00
Dinner is served Monday - Friday at 5:30 PM; 1:00 PM on
Sundays and Holidays. Saturday, there is no meal service.

- Is McGraw House located on a Bus Route?
- The county's public bus service stops out front of our building. Another connection is only two blocks away. A bus to local shopping centers, including supermarkets, pharmacies and department stores, is available every half hour. In addition, a company called Gadabout provides personalized door-to-door bus service to doctor or dental appointments, the hairdresser, and other locations of interest to Seniors.
- Do you require a Security Deposit?
- A Security Deposit of one month's rent is required.
- Do you allow pets at McGraw House?
- Pets are welcome at McGraw House. Owners sign a pet agreement describing common sense care of their pet and pay an additional $100 pet deposit.
- What recreation facilites are available?
- Three blocks away, there is a private gym with exercise equipment, treadmills, bicycles, and exercise classes designed specifically for Seniors. The Senior Citizens Center and a program called GIAC, both located downtown, also provide a variety of recreational services and trips of interest to Seniors.
- What is the McGraw House policy on smoking?
- McGraw House is now a tobacco and smoke free facility. Smoking of any kind is strictly prohibited in any area inside the building, both public and private, including resident apartments. (The only exception is that smoking may be allowed in the apartment of residents who have leases effective on 10/31/06.) Residents must enforce this policy with all their visitors, guests, housekeepers, home health aides, etc. People who wish to smoke can do so outside the building in our covered smoking area.
